Leasing & Application

Berkshire Village District in Raleigh, NC offers luxury studios, one and two-bedroom apartment floor plans with high-end finishes and modern layouts.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Lease terms range from 1 to 15 months, with flexible renewal options.

Applications are typically approved within 3–5 business days in Raleigh.
There is no minimum credit score; approval considers income, debt-to-income ratio, rental history, and background screening.
Applicants should have a gross monthly income of 2.5 times the base rent. Multiple leaseholders may combine income to qualify.
Yes, one guarantor is allowed per apartment with a monthly income at least 5x the rent.

Rent, Payments & Fees

Rent is paid via the resident portal, which redirects to BILT for easy online payments.

Yes, both BILT and WIPS payments are accepted at Berkshire Village District.
Late fees of 5% of the total rent are applied for payments received after the 7th of the month.
A returned payment fee applies if electronic payments fail; residents should contact the office for details.
Yes, all residents must maintain renters insurance throughout the lease term.
Yes, binders are accepted if they meet minimum coverage requirements.
Non-compliance may result in additional charges until proof of insurance is provided.

Utilities & Monthly Charges

Residents pay for water, sewer, electricity, trash removal, valet trash (if applicable), and pest control.

No package fee is charged; deliveries are handled via Parcel Pending lockers.

Pet Policy

Yes, Berkshire Village District is pet-friendly, allowing dogs and cats. Each unit is allowed with a maximum of two pets.

A $300 non-refundable pet fee plus $20 monthly pet rent per pet applies. See our pet friendly page for more details.

There is no weight limit. The following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow 
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Amenities include a saltwater pool, oversized pool deck with grills & fireplace, gas grills, fire pit, business center, theater room, and demonstration kitchen.

Yes, all apartments come with full-size washers and dryers.
Yes, Wi-Fi is available in the clubhouse and community areas.
Yes, the high-tech fitness center is open 24/7 with key fob access.
AT&T provides internet service; other providers are not available.

Parking

Garage parking is free and uses a wireless key fob; reserved parking spaces are available for $100/month.
Residents can reserve extra spaces for a fee, depenging on availability.

Move-Out & Lease Renewal

A 60-day written notice is required to vacate your apartment.
Early termination is allowed with a 30-day notice and a fee equal to two months’ rent.
Renewal offers are sent via email and resident portal about 75 days before lease expiration.
